Southern Heritage Homes has several communities across Metro Atlanta. We invite you to meet with our highly qualified sales staff at each location to determine which community best fits your needs and budget. We’ll discuss schools, commute time, recreation facilities, shopping, entertainment, and community amenities – all to help you choose the perfect location for your family.
Floorplan and Lot
Our onsite agents will tour available properties with you, show you floor plans, and discuss lot choices. You’ll then meet with a builder representative to discuss in depth the floor plan you’ve chosen and make any small changes needed. Because we are a smaller operation, we can tailor our process to you, the buyer, by being more flexible on design and layout decisions.
Sign Your Purchase Agreement and Begin Construction
When you have chosen your lot and floorplan, and you’ve made each small change agreed upon in writing, it’s time to sign your purchase agreement and begin construction.
Average construction time for Southern Heritage Homes is 100 to 130 days. Within ten days of signing, you will meet with our decorator to choose all the colors for your new home. From brick and siding to granite and hardwoods – your home will be an expression of your personal style because it will be you making the decisions.
Construction and Closing
Our builders physically walk through all homes under construction on a weekly basis to ensure that the highest quality control measures are followed on site. We take pride in keeping our buyers involved every step of the way to guarantee they’re getting the dream home they imagined.
Two official “Walk-Throughs” will take place near the end of construction, when we will invite the buyer to the home for an orientation and demonstration. The initial walk-through occurs approximately 10 days before closing. The final walk-through will be scheduled just three days before closing. These appointments are the buyer’s last opportunity to address small issues and ask questions about their new home.
Our first priority is to provide a safe, beautiful home. Every home completes a blower door and duct blast test to ensure energy efficiency standards are met or exceeded. Every buyer is provided with a quality builders warranty with one-year workmanship coverage backed by Southern Heritage Homes, a two-year systems warranty, and a 10-year structural warranty.
